A standard format provided by the RICS (Royal Institute of Chartered Surveyors). It is ideal for post 1890's built properties (houses, bungalows and flats) of conventional construction and without any special features such as a history of structural movement, significant alterations (without consents) or perhaps being listed.
This survey will consider the condition of both the internal and external elements of the property. Where possible, the surveyor will visually inspect the following:
Visually inspect the services (heating system, electrical, water, gas installation)
Sanitary and kitchen fittings
There is also a section within the report for issues which your legal adviser will need to check.
A market value will be provided which will consider the general condition of the property.
An insurance re- instatement figure is also included.
The report is a new style introduced by the RICS in March 2010 (mandatory). It utilises a traffic light system to identify the condition of a particular element of the property.
This should enable easy identifiction for any significant issues noted by the surveyor.
The report will also identify any environmental issues, safety concerns or factors which may affect furture resalability.
